With condos for sale in Charlotte its important to know that they are different from a regular home. They are often more affordable, but not always, and offer a completely different lifestyle. Its important to note a few things though when you are buying a condo that will be different for you.


The maintenance of a home versus a condo is wildly different. On your home you have to mow the lawn, shovel the snow, and fix everything outside of the house. In a condo that is usually all taken care of for you. The strain on you to take care of things is drastically reduced. However, different from most homes, you have to pay monthly maintenance fees to have this taken care of on your behalf. 

Maintenance fees can also vary quite a bit. A lot will depend on how old the building is, what amenities are offered, and a variety of other factors. The maintenance fees are also often used to build up a reserve fund as well. Reserve funds are often used in the event of major repairs. For example, at some point the air conditioning system will probably need to be replaced. By having a reserve fund that can be dipped into. If the condo building didn’t have a reserve fund then a special assessment would be levied against every owner in the building and that can be a huge cost added per month.


When you own a condo you have a lot more freedom to lock the door and leave anytime. So if you travel a lot for work or personal then a condo is perfect. All you have to do is lock the door to the unit and leave. You don’t have to arrange someone to look after your condo while you’re gone. Whenever you want to go out of town for a week or even longer you just leave. 

With maintenance being taken care of your condo will be in almost the exact same shape as you left it. Maybe a bit more dust though!

Neighbours are even more important

When you live in a condo, your neighbors can be even more important. It can vary from building to building but you will share common space with them, ride the elevator, smell their cooking, hear them if they are noisy. Much more so than if you were living next door in a house. When you are going to make renovations you have to check with the condo board sometimes. If you’re installing hardwood you have to make sure you adhere to certain codes usually to make sure you’re reducing the noise for the people under you. 

Everything you do in a condo could potentially affect the the other owners in your building.

Condo living can be an amazing experience but its very much dependent on the lifestyle you want to live.
